How to obtain your California Real Estate License

How to obtain your California Real Estate License

If you are interested in obtaining your real estate license in California, you probably ran a search on GOOGLE, BING, or YAHOO to find information and instructions.

After clicking on a few site, many figure out to visit California's Department of Real Estate website, also known as DRE, is responsible for setting education requirements and standards for real estate licensees. This site is very confusing and is not laid out in a user-friendly manner. For that reason, I am taking time to outline the basic steps and suggestions when obtaining your real estate license.

Here are the steps you should take:

1. Select a principles/pre-licensing school. I would start by searching for "California Real Estate Licensing School." THEN, go to http://www.dre.ca.gov/exm_avail_statutory_courses.html and make sure the school you selected is on DRE's list of approved schools.

2. Call DRE for a licensing package (this will help you avoid the overwhelming confusion of selecting the right documents off the DRE website).

3. Fill out your received paperwork. There is a COMBO form that is used to not only register for your exam, but also to pre-pay for your license fees. I suggest you use this form (RE 435)

A. You will need proof from your selected principles school that you have passed and completed the necessary courses. This is usually in the form of a completion certificate.

B. You will need a completed RE 435 form. On this form, you indicate the testing location you would prefer. There are four testing locations in the state: Sacramento, Fresno, Los Angeles, and San Diego. Sacramento and Fresno are computerized testing locations and currently LA and San Diego are scantron tests. You should consider this when selecting your testing location. I drove from Huntington Beach to Fresno for my test.

C. You will need to complete the form for "Proof of Legal Presence" and provide copies of the necessary documents. http://www.dre.ca.gov/lic_proof.html#List A

D. You will need to research and contact a California LIVE SCAN fingerprinting location and bring 3 copies of the RE 237 form. If you do not reside in California, you will need to check out the DRE website and call for further directions (http://www.dre.ca.gov/lic_fingerprint.html).

MAIL ALL OF THIS IN AT ONCE to the correct address provided in your licensing package you received.

Once your package is received, it will be 4-6 weeks usually for processing. Once processed, DRE will send you a letter in the mail stating a day and time for your exam. It should also be noted that if you select a computerized location, your license is issued instantly IF you pass.

Suggestions:

Select a good principles school, especially if you do not have a real estat background.

Take a prep course before your exam date.

Take your exam in Fresno or Sacramento to save time by taking it computerized AND because you get your DRE license number immediately upon passing.

I would imagine that these procedures would be similar in all of the other states.

No, California has a few extra steps to charge more. I'm also licensed in Virginia and the process is a lot quicker and cheaper. The basic steps are the same, there is always some pre-licensing course, then the state exam. Based on the state, their are other requirements for education, age, and other processes. This will be a good guide for only those wanting a California real estate license, but will save them time. I had to make many calls, wait on hold, and talk to 4 different reps to get all this correct. In Virginia, there was a sheet of paper with step by step directions.
